Let’s dive into something a little more extensive than the bathroom I updated when I first moved into the house on Duncan. When my husband and I decided it was time to move on from our smaller house we enlisted a real estate agent. I had two options I wanted to run by the real estate agent and see which would give us the most bang for our buck. But before I get to the options here is some basic information.

Option 1: Sell As-Is and just clean up the house and declutter.

Option 2: Create a third bedroom out of what was currently an extra den. Update the kitchen, bathroom and dining room. Paint all of the rooms in the house.

Before presenting Option 2, I did my research estimating the expenses for supplies, new appliances, lighting, etc. I explained my idea and the costs associated with Option 2 to the realtor and my husband, we realized going with Option 2 would provide us with a higher profit even with putting in extra funds. You guys might be thinking, duh Marta. But here’s the thing; my numbers could have been way off, we knew about COVID when we entered into this project, and what if the house didn’t sell? What if we shut down (which we did)? Plus we only had one bathroom. One bathroom homes are hard to sell, or at least they were pre-COVID in Greenville, SC. These were the questions I asked myself all the time after we made the decision. But once we started there was no looking back.

To give you a better idea of what we were working with here are some before pictures. I know everyone loves a good before and after ; ).

Wood paneling, dated lighting, laminate floors, yellow countertop and matching sink, and did I mention the carpet in the dining room? What about the half wall?

Well all of that had to go in order to bring in a higher offer. Normally I would take you guys through the whole process but since it’s been over a year I am just going to give you what you want for now and maybe jump into the details in a later post. The reno turned out better than I could have imagined and to be honest every part of the process was exciting to me. Don’t get me wrong there were moments where I wanted to potentially throw in the towel. There may have been a fight or two with my husband, but it was all worth it. Or at least I think it was and so did the buyers.
